Take the NeXt Step: reQuirements of Membership

Maintain a minimum production per year as measured by Gross Fee Income (GFI) and a minimum number of transactions within the standards set by the local Chapters.

GFI is the fee income directly attributable to the applicant that the applicant’s firm receives before splits. GFI requirements are set by the local Chapter and range from $200,000 to $500,000 per year in $50,000 increments. View GFI Requirements by Market.

Minimum Experience for Industrial Specialists

The applicant must fulfill the following:

  • Meet set GFI amount for three out of the four most recent 12-month periods
  • At least 70% of the GFI requirement must be comprised of industrial and/or office transactions. Of that 70%, at least 50% of those transactions must be in the applicant’s requested specialty type



Minimum Experience for Office Specialists

The applicant must fulfill the following:

  • Meet set GFI amount for three out of the five most recent 12-month periods
  • At least 70% of the GFI requirement must be comprised of industrial and/or office transactions. Of that 70%, at least 50% of those transactions must be in the applicant’s requested specialty type


Minimum Experience for Dual Specialists

The applicant must fulfill the following:

  • Dual Specialists must meet the combined total of the GFI requirement in each specialty type for three (3) out of the last four (4) years.
    • One half measures Industrial GFI. At least 70% of this amount must be comprised of industrial transactions.
    • One half measures Office GFI. At least 70% of this amount must be comprised of office transactions.


Minimum Experience for Sales Management Specialist

The applicant must fulfill the following:

  • Multiply the average of Office and Industrial GFI requirements by 7.5 to determine the minimum GFI that must be generated by ten (10) agent/brokers.
  • In three out of the four most recent 12-month periods, the sum of the top 10 industrial and/or office brokers supervised by the applicant must meet the annual GFI requirement.



Minimum Experience for Executive Management Specialist

Executive Management Specialist applicants must manage at least 100 industrial and/or office brokers/agents in the commercial real estate network.

In addition, they must meet all of the other requirements except the educational requirement.

Minimum Experience for Member Associates

  • Applicants must have at least one (1) and no more than eight (8) years’ of 3rd party brokerage experience as industrial and/or office brokers at the time of submitting an application.
  • Obtain a Mentor, who is an Active Individual Member in the applicant’s Chapter. The Mentor is responsible for providing guidance and advice while the Member Associate is working towards earning the SIOR designation.
  • Obtain one formal endorsement from an Active Designee in the applicant’s Chapter. The endorser can be from the applicant’s firm or firm’s network. The Mentor is eligible to provide the endorsement.
  • Applicants must demonstrate at least 50% of the GFI requirement in the selected specialty type for their market in any 12 months out of the previous 18 months immediately preceding the application and submit a signed GFI Affidavit.


Additional Requirements for Membership

1. Provide formal endorsements from two Active Designee Members in the applicant’s Chapter that are outside the applicant’s firm or firm's network.

Exception: If 50 % or more of the applicant’s business is outside of the Chapter, one of the two endorsements can be from an SIOR Member outside of the Chapter.

2. Prove to be a knowledgeable professional in the industrial and/or office real estate market as evidenced by completing one of the education options.

1. Core Components of Commercial Brokerage Coursework through SIOR Education.

Note: An applicant can submit an application without having completed the education requirement. If the application is approved subject to education, the applicant has 12 months from the approval date to complete the education requirement.

2. Comprehensive Membership Entrance Exam: pass SIOR’s comprehensive membership entrance exam and online ethics course. The paper-based exam is 140 multiple choice questions plus three (3) short essays. The exam is a basic-knowledge exam primarily based on professional experience. For information on taking the exam and fee, contact membership@sior.com.

3. Education Exemptions

3. Uphold high ethical standards of practice and pledge to uphold SIOR's Code of Ethical Principles and Standards of Professional Practice by completing one of the following two options.

    • SIOR Ethics & Professional Standards course held at an SIOR course offering, or
    • SIOR’s online ethics course.

Company (Affiliate) Membership

Organizations with a vital interest in corporate real estate services and industrial or office development comprise SIOR's Affiliate membership. Affiliate status is available as company memberships for organizations which do not engage in third-party brokerage, but are involved in industrial or office real estate in one of three categories.

  • Developer Affiliate status is open to qualified firms that are actively involved in industrial or office real estate development but do not engage in the business of third-party brokerage.
  • General Affiliate status is open to qualified firms or agencies of specified types whose business consists in substantial part of financing, constructing, analyzing, owning or managing industrial or office real estate for occupancy by other businesses or managing networks of commercial real estate service providers. Qualified firms are those that use the services of Members of SIOR and welcome the representation of other principals by Members including accounting firms, architectural and design firms, asset management companies, banks and financial institutions, chambers of commerce, economic development agencies, engineering firms, general contractors, insurance companies with real estate portfolios, investment funds with real estate portfolios, public utilities, and title insurance companies. 
  • Corporate Affiliate status is open to qualified firms that own/buy/lease significant amounts of industrial and/or office real estate primarily for their own occupancy but does not engage in the business of third-party brokerage.
